Building insurance (portfolio) cover: If you're a landlord with a property portfolio which is predominantly filled with freehold properties, then by taking a portfolio buildings cover, the overall cost is usually much lower than taking out individual policies for each property. We can also arrange for Rental Guarantee Insurance (sometimes referred to as Rent Protection Insurance) to be added to this policy at a smaller incremental cost than taking the two policies out separately.
Landlords Insurance: Usually for landlords with 5 or more properties, it provides insurance for single flats, flats in blocks, commercial property, shared houses (HMO), and family house lets.
Rental Guarantee or Rent Protection Insurance: Policies vary between insurers, but our advisers can guide you through to finding the best insurer for your needs. Generally speaking, this insurance protects a landlord from tenants who fall into 3 or more months arrears. Once it gets to this stage, your policy will include legal cover which covers the cost of evicting the tenants and also paying you the loss in rent. This kind of cover is usually quite inexpensive, especially when you consider what the alternative is. If you have a portfolio and one or more tenants fail to pay their rent continuously, your cashflow to pay your mortgage payments can be quickly hampered and start to cost you money directly, which is quite clearly not what you expect to have on an investment property.
